The seller’s attorney repeatedly adjourned the closing date over the purchaser’s objection, and formally rejected the purchaser’s transaction attorney’s Time of the Essence letter. Our law firm stepped in as the purchaser’s litigation counsel, to assist the purchaser’s transaction attorney. Our intention was to commence a lawsuit for specific performance of the real estate contract, but first we made several pre-litigation steps . After making our official offer on 6/24/16 to an expected on or about 8/31/16 estimated closing date, we finally got it done today, 1/10/17. That’s 6 weeks of your involvement in this real estate transaction. You managed to coax the outcome we had unsuccessfully chased for 3+months prior to engaging you as litigation counsel. That’s remarkable.

You came into play at a time of real desperation and frustration. No one was interested in responding to our pleas to set a closing date. The following involved the purchase of a house in the Bronx:
First, I want to thank Michael Goldstein, Esq. for his excellent negotiating and contract drafting skills, and dedication to protecting my legal rights. The provisions he added to the contract protected me when unexpected legal issues arose with the seller’s title.
He learned that the iron fence & stone base were built on what is really supposed to be the sidewalk. You would never know that, because every house on the block has the same fence & stone base in the same location. Michael was able to negotiate a credit of $3,000.00 for me at the closing. In addition, he negotiated with the title insurance company for additional insurance addressing this issue. I seriously doubt that most other lawyers would have taken the initiative or the time to pursue that minor issue at all.
